Vref reliability question

Can anyone tell me how reliable the Vref estimates from AOPA are? Are planes selling higher or lower than the Vref?

I'm sure it varies with market conditions, but I'm not sure if the Vref takes that into consideration.

Can one assume paying less than the Vref is a good deal and paying more than Vref for an aircraft is over paying ?

If you purchased an airplane resently, did you consult Vref and did you pay more or less than that estimate?
