Piper Voltage Problem

I have a 1976 Piper Lance. Getting incrementally lower voltage as I turn on more accessories. In cruise with just beacon I’ll have 14v. However as I add power to landing lights etc the voltage goes down. With everything on it’s just under 12v. Is this likely a voltage regulator issue or a battery or something else?

I did have my voltage regulator replaced 2-3 years ago and a new battery less than a year ago. I rarely flew with so many accessories running until just getting my IFR so I’m not sure if this is a newer issue or not. The only thing I noticed previously was after replacing a landing gear pump occasionally when I cycle the gear my audio panel resets, possibly due to low voltage. All other instruments were fine. Not sure if that’s related or not.

Any input or diagnostic suggestions would be appreciated. Thank you!
